How to apply
In brief, once you have chosen a property you need to complete a Tenancy Proposal Form. Once this has been received, we will propose the application to the landlord and will endeavour to let you know within 24 hours if the landlord is happy to proceed, subject to references. At this point, you will be asked to pay the required Tenancy Administration Fee (shown below) and the property will be taken off the market whilst references are processed. You will be contacted by an external referencing agency and asked to complete an online application. Please note that the property will not be removed from the market until the Tenancy Administration Fee has been paid. A credit check may be required and, in certain circumstances, a guarantor may be required. We will let you know if this is the case. If we are unable to complete a credit check and/or verify your income, you will be asked to pay 3 - 6 months rent in advance.
To comply with current legisaltion we are required to complete 'Right to Rent' checks on all applicants over the age of 18. This means we will need to see, and take copies of, any relevant documents such as (but not limited to) your passport, birth certificate, biometric residence permit and any relevant work or residents permits. Full details of this scheme will be provided upon request.
Please note that, due to bank charges, payments by credit card, company debit card or debit cards issued by an overseas bank will attract a processing charge of 3%.
On occasion we may receive more than one application on a property. Our commitment is that we will only ever process one application at a time on a property so if multiple applications are made a decision will be made as to which application we will progress. Any unsuccessful parties will be informed at the earliest opportunity and receive a full refund of any amounts paid. We will also assist, if required, in finding suitable alternative accommodation.
